Before You Put Your Home on the Market

Before you even call your real estate agent, there are a few things you should do that could potentially make the sales process much faster.

Create an inviting exterior. It’s called Curb Appeal, and it’s one of the top reasons that people choose to look inside a house. The outside of your home should be inviting. Consider upgrading your landscaping, replacing your mailbox, and pressure washing siding, bricks, sidewalks, and concrete driveways. If you have an asphalt driveway, add a new coat of sealant. Also dress up your front porch with furniture, plants, and other accents that people seeing the home for the first time might find appealing.

Make your home a blank canvas. If the outside of the home catches a potential buyers eye, the inside of your home can seal the deal. Before you list the house, take the time to de-clutter, put a fresh coat of neutral paint on the walls, add new fixtures, and generally spruce up the interior. If you have odd spaces in your home, stage them to show what could be done with those spaces. Depersonalize the space as much as possible. Take down family pictures, and use fewer personal accents. Also, don’t forget to clean and organize closets and cabinets. Potential buyers will look inside them. The idea is to create a canvas upon which potential buyers can paint a picture of their own home.

Working with the Real Estate Agent

Once you call your real estate agent, there are a few more things that you can do to help the resale of your home.

Don’t play pricing games. Trying to list your home for more than you want in hopes of getting what you really want rarely works in your favor. It can scare away potential buyers, and it can result in the need to reduce the price, both of which decrease the likelihood that you’ll sell your home quickly or that you’ll get what you want for it. Discuss your pricing strategy with your real estate agent. They can guide you to a price that’s reasonable for your area and attractive to potential buyers.

Be flexible. People look at homes at all different times of the day and days of the week. Be as flexible as you can in allowing an agent to bring a potential buyer into your home. When you do have a showing, leave and take your pets with you. If possible, remove all of your pet paraphernalia, too. Most potential buyers are not comfortable coming into a home where the current owners are home or there are pets roaming around. It’s easier to discuss the pros and cons, and to envision the home as their own, if they can have some privacy while viewing it.

-Make use of technology. Make sure the photos of your home show it in its best condition. Also be sure that lots of photos are taken, and used in all of the listings online. You can help boost those listings by accessing your social media network to show your home, too. Include pictures or videos on Facebook and YouTube and be sure that your neighbors know that your home is up for sale.
